Job Summary

The Asset Manager will take ownership of critical portfolio functions including third-party management oversight, market analysis, and capital planning. This role focuses on maximizing NOI and enhancing property value through strategic financial management, operational improvements, and physical asset preservation. Key responsibilities encompass budget preparation and monitoring, cash flow management, quarterly distributions, lender relationship management, and capital project execution. The position requires regular property visits, market research, and collaboration with management teams to implement value-add strategies that align with our long-term hold investment approach.

Key Responsibilities

Portfolio Management

  • Oversee third-party property management companies and hold operators accountable
  • Conduct quarterly property inspections and site visits
  • Monitor market trends, rental rates, and competitive analysis
  • Manage budgets, financial reporting, and quarterly distributions

Financial & Reporting

  • Prepare annual operating budgets and 5-year capital forecasts
  • Review monthly P&L statements and manage cash flow
  • Ensure GAAP compliance and coordinate with internal accounting
  • Provide monthly investor reporting

Capital Projects & Asset Preservation

  • Identify, scope, and manage capital improvement projects
  • Obtain proposals, negotiate contracts, and oversee project execution
  • Coordinate with vendors and manage lien waivers
  • Maintain properties to maximize value and resident satisfaction

Strategic Initiatives

  • Support acquisition underwriting and due diligence
  • Manage lender relationships and loan compliance
  • Oversee property tax appeals and abatements
  • Monitor marketing effectiveness and online reputation

Job Requirements

  • Education: Bachelor's degree, required
  • Experience: Minimum 5 years in property/asset management, required
  • Travel: 25-50% travel required for property visits
  • Skills: Proficiency in Microsoft Office Suite, Adobe PDF, required
  • Strong written/verbal communication and analytical abilities
  • Multifamily property management experience, preferred
  • Knowledge of Yardi, CoStar, ApartmentIQ, preferred
  • Construction project management experience, preferred

 

Essential Job Function

  • Self-driven with ability to meet tight deadline
  • Ability to communicate with construction teams, management teams, and internal upper management
  • Ability to physically conduct walking site inspections
  • Ability to reason and apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate course of action
  • Ability to travel (as needed) approximately 25%-50% of the time based on portfolio needs
