Job Summary

The Senior Director of Town Operations provides strategic and operational leadership for the maintenance, functionality, safety, appearance, and overall stewardship of the Alys Beach community. This position oversees Town Operations, including Facilities & Maintenance, Security, and Construction Compliance, and ensures these functions operate effectively and support the overall goals and standards of Alys Beach.

 

The Senior Director is responsible for the operational readiness and long-term preservation of Alys Beach facilities, grounds, infrastructure, equipment, security operations, and community standards. This position leads multiple operational functions and partners closely with leadership and cross-functional departments to support the needs of residents, homeowners, guests, businesses, and the broader community.

 

The Senior Director develops and executes operational and maintenance plans, manages departmental financial performance, oversees preventative maintenance and capital planning, supports community safety and security, ensures construction compliance, and drives continuous improvement, operational efficiency, sustainability, and preservation of the character and standards of Alys Beach.

Job Responsibilities

  • Provide strategic leadership and direction for Town Operations, including Facilities & Maintenance, Security, and Construction Compliance.
  • Lead, manage, coach, and develop department leaders and team members, establishing clear expectations, accountability, and performance standards.
  • Oversee community-wide site, landscape, facility, property, infrastructure, and equipment maintenance.
  • Develop and oversee comprehensive preventative maintenance and long-term operational plans for community assets.
  • Oversee Security operations, ensuring appropriate standards, procedures, staffing, and resources are in place to support the safety and security of the community.
  • Oversee Construction Compliance operations and ensure construction activity throughout the community complies with established Alys Beach standards, guidelines, requirements, and applicable regulations.
  • Partner with Construction, Property Management, the Alys Beach Neighborhood Association, and other stakeholders on construction compliance and community matters.
  • Direct the Alys Beach Property Inspection Program, Property Management, and Safety programs.
  • Develop and present the department’s annual operating plan, including staffing, operational priorities, capital expenditures, and budgets.
  • Oversee and present monthly department P&L statements and provide leadership with analysis of financial performance, trends, and opportunities.
  • Identify, evaluate, prioritize, and develop business cases for capital expenditures and major maintenance projects.
  • Partner with leadership and other departments to plan and execute capital projects while minimizing disruption to community operations.
  • Establish and maintain effective relationships with contractors, vendors, and service providers; solicit competitive bids and negotiate contracts in the best interest of Alys Beach.
  • Ensure vendors and contractors meet established expectations for quality, safety, service, timeliness, compliance, and cost.
  • Oversee work orders and ensure operational requests are appropriately prioritized, communicated, and completed in a timely manner.
  • Maintain a thorough understanding of the community’s critical systems and infrastructure, including fire systems, well water, irrigation, temporary power, and other essential utilities.
  • Oversee the maintenance and operational readiness of the golf cart fleet, trash program, and other community equipment and services.
  • Read and interpret blueprints, schematic drawings, technical reports, and specifications as necessary.
  • Respond to emergency situations and coordinate appropriate resources to protect people, property, and community assets.
  • Serve as the Alys Beach Neighborhood Association liaison regarding site, maintenance, property, construction compliance, security, and community matters.
  • Collaborate with Construction and other departments, including Guest Services, Housekeeping, Food & Beverage, Security, and Special Events, to support community and business operations.
  • Provide operational support for special events, projects, property transitions, and other community initiatives as needed.
  • Continuously evaluate and improve processes, procedures, and systems to increase the reliability, efficiency, sustainability, safety, compliance, and cost-effectiveness of Town Operations.
  • Contract outside services and specialized expertise as needed.
  • Attend and actively participate in Alys Beach Operations meetings as necessary.

Job Requirements

  • High school diploma or GED required.
  • Bachelor’s degree in business, facilities management, hospitality, engineering, construction, or a related field preferred.
  • Minimum of five years of progressive leadership experience in facilities, maintenance, property, resort, hospitality, community, construction, security, or related operations.
  • Previous experience leading multiple operational functions or departments preferred.
  • Proven management and administrative experience.
  • Demonstrated experience managing budgets, vendors, contractors, compliance requirements, and capital projects.
  • Valid Florida driver’s license.

  • Working knowledge of plumbing, electrical, mechanical systems, refrigeration, HVAC, carpentry, painting, irrigation, water systems, and related building and property maintenance.
  • Ability to read, analyze, and interpret technical reports, blueprints, schematic drawings, financial reports, compliance documentation, and related materials.
  • Ability to perform mathematical calculations and effectively input, access, and analyze data using computer systems.
  • Certification or licensing as required by Alys Beach, the State of Florida, or applicable county and regulatory agencies.
  • Ability to safely operate and work around applicable equipment, machinery, tools, vehicles, and other operational hazards.

 

Working Conditions

This position requires work in both an office environment and outdoors under varying weather conditions and throughout all seasons. The Senior Director will work throughout Alys Beach, including homesites, rental homes, restaurants, retail outlets, pools, public spaces, parks, amenities, facilities, construction areas, and other community areas.

The position requires regular presence in operational areas and may require work outside of normal business hours, including evenings, weekends, holidays, and during emergency situations or special events.

 

Physical Requirements

  • Ability to regularly lift and/or move up to 50 pounds without assistance.
  • Ability to stand and walk for extended periods of time and walk long distances across the property and varying terrain.
  • Ability to climb and descend ladders and stairs and access elevated areas as required.
  • Ability to maintain good coordination, balance, agility, and mobility.
  • Ability to perform physical activities associated with inspecting, maintaining, and operating facilities, equipment, and property.
  • Ability to receive detailed information through verbal communication and distinguish sounds necessary for the safe operation and maintenance of equipment.
  • Ability to lift and move objects from lower to higher positions.
  • Ability to work safely around machinery, equipment, tools, vehicles, construction areas, and other operational hazards.
