Job Summary
Position Overview
Alys Beach Construction is seeking an experienced Estimator to join our team of professionals dedicated to delivering exceptional, high-end luxury residences. This is an outstanding opportunity for a seasoned estimating professional to play a key role in the long-term success of a premier luxury homebuilder.
The Construction Estimator will report directly to the VP of Construction and will collaborate closely with leadership, project managers, vendors, and trade partners throughout the preconstruction and construction lifecycle.

Job Responsibilities
- Prepare comprehensive and accurate cost estimates, budgets, and detailed cost analyses for luxury residential construction projects.
- Develop and maintain detailed bid packages and reports for internal review and external submission.
- Analyze architectural drawings, blueprints, specifications, and project requirements to ensure full scope understanding.
- Perform and maintain accurate plan take-offs using the company’s in-house estimating and quantity take-off software.
- Develop complete job-cost budgets and participate in ongoing cost monitoring and comparisons.
- Analyze subcontractor bids, scope sheets, and plan comparisons to ensure accuracy, completeness, and alignment with project intent.
- Establish and maintain strong working relationships with key vendors, subcontractors, and suppliers.
- Communicate directly with vendors and suppliers throughout the bidding process to clarify scope, pricing, and timelines.
- Collaborate with builders, project managers, and suppliers on current conditions, revisions, and change impacts.
- Assist in the development, documentation, and implementation of efficient estimating processes and procedures, including trade-specific scope sheets.
- Continuously evaluate and improve the company’s estimating processes, including the use of quantity take-off software.
Job Requirements
- 1-5 years of experience in construction estimating within the residential or commercial construction industry.
- Bachelor’s degree in Construction Management, Engineering, or a related field is preferred.
- Experience with luxury and/or custom home construction is strongly preferred.
- Proficiency with construction estimating and quantity take-off software platforms.
- Strong mathematical, analytical, and written communication skills.
- High level of proficiency in Microsoft Office, including Microsoft Excel and Outlook, as well as general computer applications.
- Ability to read, interpret, and understand architectural drawings, blueprints, and technical specifications.
- Strong ability to work collaboratively within a team-oriented environment.
- Excellent verbal communication skills, including the ability to make phone calls and speak clearly and professionally with vendors, subcontractors, and internal teams.
- Flexibility in work hours, with the ability to arrive early or stay late as deadlines and project demands require.
- Detail-oriented with strong organizational skills and the ability to manage multiple bids and deadlines.
